INFORMATION OUTLINE FOR RANDOLPH COUNTY TAX FORECLOSURE SALES
Tax foreclosure sales are held on the average of 3-4 times per
year. An advertisement runs in the Asheboro Courier-Tribune, Sunday
edition for two consecutive Sundays prior to the sale date. This
ad will give the following information: the name of the township
in which the property is located, the listing taxpayer, the years
in which the judgment covers, the parcel identification number (PIN),
a deed description of the property, the place and time of the auction
and the starting bid amount, if any.
It is important to note that the deed description of the property contained in this ad
may or may not be the exact description of what is actually being sold. The property to be sold is that property contained in the deed description SAVE AND EXCEPT ANY CONVEYANCES OF RECORD. In other words, the deed description may include portions of land that have been sold off by the current owner, portions that are NOT subject to the sale.
IT IS YOUR RESPONSIBILITY TO RESEARCH AND OBTAIN
INFORMATION REGARDING THE PROPERTY, PRIOR TO THE SALE!!
The PIN number contained in the advertisement can be used to access a tax map of the property, along with the parcel information. This can be done in the Public Access Room of the Randolph County Tax Department or via the Internet at www.randolphcountync.gov (Click on Department, Scroll down to the Tax section, Choose the Foreclosure Sales option and follow further instructions). While this will not provide complete information concerning this property, it is a good place to start.

IT. North Carolina law allows Randolph County to
pursue certain legal actions against a defaulting high bidder, including
the recovery of the difference between his bid and the eventual
sales price and any costs of required resales.
The Auction Sale Process:
- The Sheriff will open the bidding.
- Bidders are required to pre-register, presenting picture identification. If you are attending the sale to bid on behalf of another, you must present a signed and notarized Power of Attorney indicating your authorization to do so before the sale begins. The representative must also present picture identification. The grantor of the Power of Attorney shall then be considered the bidder and shall be held to the same standards as though he were present and bidding in person. In the event that the high bid is presented by said representative, the deed will be issued in the name of the grantor(s) of the Power of Attorney.
- When the highest bidder is determined, the bidder must then go to the Clerk of Superior Court with the Officer who held the sale and fill out some paperwork: name, address, social security number, etc.
- The entire amount of the bid (CASH OR CERTIFIED
BANK CHECK) is due in the Clerk of Court’s Office no later than
4:00 p.m. on the day of the sale.
- The sale is held open for upset bids for 10 calendar days,
should that day fall on a Sunday or a Holiday, the following
day at 5:00 will be the closing time of the sale.
- Upset bids--anyone may upset the highest bidder in the 10-day
waiting period. To upset a bid, you must bid the original highest
bid amount plus a minimum of 5% but not less than $750.00, and
pay the entire amount at the same time (cash or certified bank
check).
- Confirmation of sale is filed when no upset bid or no further
upset bid is filed within 10 days of prior report of sale or
upset bid. Full payment (NO
PERSONAL CHECKS) is due to the Randolph County
Sheriff within 5 business days of the closing bid.
- If you were the highest bidder, you may pick up your Sheriff’s
Deed at the Sheriff’s Office, 727 McDowell Road, Asheboro anytime

time and pick-up of your Deed. Payment of all taxes accrued
after the Judgment filing is due to the Randolph County Tax
Department (NO PERSONAL CHECKS) BEFORE you

any fees associated therewith) is the responsibility of the
purchaser.
